Scope

Farrell Construction delivered the Boxed Quarter in central Christchurch, an eye-catching four-storey mixed-use development combining hospitality, retail, office and residential spaces. Designed to encourage interaction, the project used an innovative modular steel frame structure to create an interconnected environment of bridges, walkways and shared areas. The Boxed Quarter is one of the most distinctive commercial construction projects in the post-rebuild CBD.

Process

The project team, including Hierarchy Architecture and Ruamoko engineers, collaborated through an early Value-Engineering phase to refine the design. This approach increased floor space while preserving budget and design integrity. The tight CBD site presented logistical challenges, with large structural modules positioned using precision night-time crane lifts to minimise urban distruption. As the construction delivery partner, Farrell’s in-house carpentry team self-performed all trade work, from structural modular installation and detailing to the final commercial fit-out.

Result

Delivered within a 12-month programme, the Boxed Quarter stands as testament to Farrell's ability to manage innovative construction methods in a high-density, urban environment. The result is vibrant, unique and interconnected community space that has become a distinctive feature of the city’s rebuild and continues to attract tenants and visitors today.
