Scope

Farrell Construction was engaged under a lump-sum bid to deliver a new 340m², six-storey commercial office building. The project included full carpentry involvement from foundation works through to internal fit-out, providing a complete structural and interior delivery package.

Process

The build comprised concrete pile foundations with a slab-on-grade system, a robust tilt-panel structural frame, and multi-storey Stahlton beam concrete floors supported by structural steel. The front elevation featured full-width architectural glazing designed to enhance natural light and street presence. All carpentry trade work, including foundation preparation, pre-cast panel installation and full interior fit-out, was self-performed by Farrell's in-house team—ensuring total programme certainty.

Result

Completed in approximately twelve months to practical completion, the project was delivered to the agreed programme, budget and quality expectations. The finished office building provides a durable, high-performing commercial asset and suited to long-term operational needs and meeting the demands of the modern Christchurch office market. This project highlights Farrell's expertise in delivering vertical commercial infrastructure on constrained urban sites.
