Farrell Construction was engaged under a lump-sum bid to deliver a new 340m², six-storey commercial office building. The project included full carpentry involvement from foundation works through to internal fit-out, providing a complete structural and interior delivery package.

The build comprised concrete pile foundations with a slab-on-grade system, a robust tilt-panel structural frame, and multi-storey Stahlton beam concrete floors supported by structural steel. The front elevation featured full-width architectural glazing designed to enhance natural light and street presence. All carpentry trade work, including foundation preparation, pre-cast panel installation and full interior fit-out, was self-performed by Farrell's in-house team—ensuring total programme certainty.

Completed in approximately twelve months to practical completion, the project was delivered to the agreed programme, budget and quality expectations. The finished office building provides a durable, high-performing commercial asset and suited to long-term operational needs and meeting the demands of the modern Christchurch office market.
