Scope
Farrell Construction partnered with He Waka Hou Trust to deliver a new 1,250m2 family health and community facility in Christchurch. Procured via an Early Contractor Involvement (ECI) phase and subsequent lump-sum contract, the project aimed to provide accessible, holistic services for the community.
Process
The site presented multiple challenges, including unexpected ground conditions, service constraints along the boundary, and limited space. Operating as the construction delivery partner, Farrell worked closely with consultants to adapt the design trhough value engineering. We revised floor systems, mechanical selections and construction sequencing to maintain programme certainity and ensure budget viability. Strong engagement with the Trust and community stakeholders ensured the building’s layout and finishes aligned with operational needs. Farrell’s in-house carpentry team self-performed all structural and finishing trades, including precast installation, framing, and complex fit-out.
Result
Delivered within 14 months, the project met all programme and budget expectations despite the challenging ground conditions. The purpose-built facility now supports He Waka Hou’s vision, combining healthcare, wellbeing and community services under one roof, and offering a welcoming environment designed to improve outcomes for local families.
